NIE number in Spain: what it is for, how to get one and how long it takes

The NIE is the identification number a foreign buyer needs before dealing with Spanish authorities; here is how to apply from the UK and what to expect on timing.

Tax form with a stamp; key figure: 3 weeks (Usual issue time quoted by the London consulate; source: Ministerio de Asuntos Exteriores).

What the NIE is, and what it is not

The NIE (Número de Identidad de Extranjero) is a personal, unique and exclusive number that identifies foreigners who have a relationship with Spain because of their economic, professional or social interests. The Spanish government describes it in these terms on lamoncloa.gob.es, and the Spanish Consulate General in London uses the same definition on exteriores.gob.es.

Two points matter for a buyer from the UK:

  • The number appears on the documents issued or processed in your name in Spain.
  • A NIE obtained through a consulate identifies you to all levels of the Spanish public administration, but it does not entitle you to reside in Spain and is not proof of residence, according to the London consulate.

In other words, having a NIE does not change your residence status. If you plan to live in Spain, that is a separate procedure. The consulate warns that a visa may be needed beforehand for some nationalities, so check your own situation before moving.

Why you need one to buy a home

The application form itself shows the typical reasons. The EX-15 form, published on exteriores.gob.es (Edinburgh consulate guide), lists the options for the reason for applying. They include buying a property, selling a property and opening a bank account.

The administration asks you to state a reason. The Policía Nacional says that the applicant must not be in an irregular situation in Spain and must communicate the reasons for requesting the number (sede.policia.gob.es). The London consulate adds that the application form must indicate the economic, professional or social reasons that justify it.

For a purchase, the reason is simple: you intend to buy a home. Having the number early means that identification does not hold up the rest of the process. For the full list of what a purchase involves, see our guide to property purchase taxes and costs in Spain in 2026.

Where to apply when you live in the UK

A NIE can be requested in Spain or abroad. The lamoncloa.gob.es page sets out both routes:

  • In Spain: through the foreigners' offices or National Police stations, in person or through a legal representative.
  • Outside Spain: at the Spanish consular offices or diplomatic representations in the country where you live.

The Policía Nacional's page says the same. When the foreigner is not in Spanish territory, the NIE is requested from the Comisaría General de Extranjería y Fronteras through Spain's consular offices abroad (sede.policia.gob.es).

From the UK, the usual route is therefore the Spanish Consulate General in London, or the consular office covering your area of residence. The London consulate states that the request may be made in person or through a duly accredited representative, and that the physical presence of the applicant or of the representative is mandatory in every case (exteriores.gob.es). A form sent by post on its own is therefore not enough.

Applying through a representative

If you cannot attend, you can authorise a representative. When a representative submits the application, the consulate asks for a certified copy of your identity document rather than the original. Check the exact power-of-attorney requirements with the consulate before you sign anything.

Documents and steps

The core documents are the same wherever you apply:

  1. The EX-15 form (Solicitud de Número de Identidad de Extranjero y Certificados). The London consulate says it should preferably be completed online and printed, and presented completed but not signed.
  2. Your passport: the original and a copy of the biographical data page. Nationals of EU Member States may identify themselves with their identity document instead (original and a copy, front and back).
  3. Proof of payment of the fee: the Policía Nacional lists the receipt for the fee, form 790 code 012, among the documents.
  4. The reason for the application, stated on the form: here, buying a property.

Always follow the consulate's current instructions for the appointment and the exact set of papers, as these can differ from one office to another.

An email address is essential

The London consulate says the NIE is sent to the applicant by email, so a valid email address must be given on the form. Use one you check regularly, because the number will arrive there.

How long it takes and what it costs

There are two figures, and they answer different questions.

  • The legal deadline. The Policía Nacional says the procedure must be resolved within a maximum of 5 days from the date the application enters the register of the competent body. If there is no response by then, the application is deemed rejected (sede.policia.gob.es).
  • The consulate's own estimate. The London consulate says the NIE is normally issued within 3 weeks, and that this period may be extended by factors beyond the control of the administration. It also states that the consular office cannot shorten the processing time (exteriores.gob.es).

For planning, use the longer figure. Allow at least 3 weeks after your appointment, and more if you have a fixed date for signing at the notary. The time you wait for an appointment comes on top of that, and it varies.

The fee

The fee is paid with form 790, code 012. The amount is set officially and can be updated, so check it on the day you apply. Consulates may also charge for related services, such as certified copies.

Fitting the NIE into your purchase calendar

The NIE is one of the first practical steps, so it is worth doing before you commit to a date at the notary. A realistic order of events looks like this:

  1. Decide your budget and your region. Our guide on how much money you need to buy a property in Spain helps you set the figure.
  2. Book your NIE appointment as soon as you know you are buying, since waiting times can vary.
  3. If you need a loan, look at the specific conditions for non-residents in mortgages for non-residents in Spain in 2026.
  4. Keep your NIE letter or email safe, because you will be asked for the number on purchase paperwork.

Quick answers

Does a NIE mean I am a resident?

No. The London consulate states that a NIE obtained through the consular office does not entitle the holder to reside in Spain or prove residence there. Residence is a separate matter, and a visa may be needed beforehand in some cases.

Can I apply without travelling to Spain?

Yes. Applications can be submitted abroad at the Spanish consular offices of the country where you live (lamoncloa.gob.es). You or your representative must attend in person.

Is one NIE enough for a couple?

The NIE is personal and individual, so each person who will appear on the deeds or open accounts needs their own number. Two people buying together should therefore each apply.

What if the reason on the form changes later?

The number identifies you and is not tied to a single transaction. The reason is stated at the moment of the application, and the Policía Nacional requires it to be communicated.

This article is general information based on the official pages cited. Procedures and fees change, so confirm the current requirements with the consulate or the Policía Nacional before you apply.
